FHA

Flexible credit requirements and down payments from 3.5%. The workhorse for first time buyers, and it pairs well with down payment assistance.

Conventional

Down payments from 3% for eligible first time buyers, with mortgage insurance that can drop off over time. Great for solid credit profiles.

VA

For veterans, active duty, and eligible surviving spouses. Up to 100% financing with no monthly mortgage insurance. Thank you for your service.

USDA

Up to 100% financing for homes in eligible areas outside the urban core, including parts of Pasco and beyond.

Self employed and Non QM

Bank statement, P&L, and 1099 loan options when tax returns don't tell your whole income story. A specialty of mine.

Investor and DSCR

Qualify investment properties on the property's rental income rather than your personal income. Another specialty, for first time and seasoned investors alike.

Refinancing and equity

Rate and term refinance

Restructure your existing loan to change your payment or your payoff timeline.

Cash out refinance

Replace your current mortgage and turn part of your equity into cash for renovations, debt consolidation, or other goals.
